Purpose of the Program
The real estate sector is a locomotive sector that stimulates many sub-sectors with high added value where labor is intensive and ensures the revitalization of the economy. However, despite its strategic geographical location, a strong local industry that can provide high-quality intermediate goods, a developed infrastructure and a young population, it is clear that Turkey has a very low performance in attracting direct investments and developing its domestic market. At this point, it is important to determine risks, diversify financing opportunities, rapidly implement changes in the legislation and legal framework and to determine values in accordance with international standards. The integration of capital markets and real estate markets, and real estate projects to be carried out by professional hands will contribute to the quality and planned structuring process in the sector. The importance of REITs, which will provide a solution to the informality problem with their publicly-held capital structure, transparent management and transactions and increase the capital efficiency of real estate investments by returning the funds they create to the economy, will continue to increase day by day.
In Turkey, real estate studies, marketing and valuation are given as different courses in associate degree and some undergraduate programs. Since 2002, valuation problems experienced in areas such as expropriation, sales, housing finance (mortgage), privatization, credit rating have made it necessary to make regulations in this area, and licensing studies have been initiated by the relevant institutions. However, the reason for the extremely low success rates in licensing exams is the lack of academic training in this subject. The communiqués issued by the CMB and the Banking Association on Real Estate Valuation are structuring structures that regulate the Real Estate Sector. These regulations regulating the real sector have made it necessary to complete the academic infrastructure.
Since the aim of the program is to provide participants with application skills, priority was given to the participation of experts with scientific knowledge and practical experience in real estate development in the public and private sectors.
Structure of the Program
Real Estate Finance and Valuation is an interdisciplinary field of study related to different branches of science such as finance, engineering, economics and administrative sciences, law. This field concerns many branches of science such as economics, finance and accounting, tax, cadastre-land registry legislation, information systems, marketing, operations techniques, valuation, agriculture, construction, planning, architecture, mapping, political science, environmental sciences, computer programming, public relations and professional ethics. There are departments under different names such as Real Estate & Property Development , Property Sciences , real estate economics or management ( Economics & Management of Real Estate ) that provide undergraduate and graduate education in many universities around the world.
The program consists of 3 terms. The program will include courses in real estate economics, financing, statistics, marketing, valuation, project study, real estate law, real estate legislation, related tax and accounting branches. The program can be done with or without thesis. In the case of the program without thesis, the graduate student takes 8 compulsory and 2 elective courses, each with 3 credits, and a non-credit graduation project. In the case of the program with thesis, 6 compulsory courses, 2 elective courses and a non-credit graduate thesis are prepared.

- Residence and Criminal Record from E-Government
- Military Status Certificate for Male Candidates
- For Graduates from Universities Abroad; Original or certified copy of the equivalence certificate received from the Council of Higher Education and/or a certificate of recognition issued by the Council of Higher Education.
- Filling out the TC Istanbul Okan University Master's Degree application form
